ZPD+A and Senior Lifestyle Corporation are historical collaborators on communities across the United States specializing in creating regionally focused interiors that support residents’ dynamic lifestyle and activities, simultaneously benefiting management targets and maintenance efficiencies. Located in College Place, Washington, Eagle Springs Senior Living community is surrounded by the abundant natural beauty of the Blue Mountains, an area rich in agriculture, ranching and verdant hills. The community needed a creative and attentive refresh for the existing gathering spaces throughout all common areas. The design team at zpd+a envisioned a fresh, new look for the Memory Care facility, implementing a handcrafted and natural scheme designed to appeal to the varied needs and comfort of the residents, as well as their families and the community employees while adhering to the specific requirements of accessibility and mobility needs relevant to the population of the community.

The concept for Eagle Springs considered a diverse range of visuals and materials that connect the community to the local culture and environment. Landscapes showcasing beautiful vistas and the rhythms of ranching and agriculture are interspersed with objects reminiscent of daily life, connecting to the emotion of the community. The intention to streamline and update the materiality of finishes elevating them from their prior incarnations.


The interior integrates a color palette inspired by the sun dappled hills featuring soothing blues and fresh greens, accented by terracotta, plum and ochre. The regional sophisticated estates and time weathered farmhouse vernaculars inspired the mixed woods and metals integrated throughout, layering materials and finishes to create a dynamic and embracing community. Art and accessories are tailored and relevant to the community’s locale and experiences.


Construction and installation throughout the COVID pandemic required ongoing care to protect the at-risk population and was handled with remote oversight from the ownership and design team. Protocols were thoroughly adhered to protect the residents and employees, while maintaining overall expectations and deliverables. This required communications dexterity and weekly meetings with ownership, procurement team, general contractor, construction project manager and the Eagle Springs community staff.
